Closing Day Guide

You’ve made it this far, and your new home is almost within reach. But, before we break out the champagne, let’s ensure everything is in order.

1. Final Walk-Through Inspection

Think of this as your final quality check. Happening a day or two before the closing, you’ll revisit the property. The goal? Confirming everything’s as agreed upon – functioning properly, no unexpected changes, unwanted items left behind, or any missing elements from your agreement.

2. Setting Up Home Services and Utilities

To make your move-in seamless, we’ll share a list of essential contacts. This will help you quickly set up your utilities, like water, electricity, and internet, so you’re not left in the dark, literally!

3. Be Ready for Anything

Even with the best-laid plans, last-minute hitches can arise. Perhaps an appliance stops working or another minor setback occurs. Don’t stress! We’ve seen, tackled, and resolved such issues in the past. Lean on us, and we’ll navigate it together.

4. The Actual Closing

Here’s the official part. The closing agent will share a settlement statement – a document capturing all the financial bits of the home-buying process. Both you and the seller will go through this, ensuring every detail is accurate before signing off.

If you’re securing your home through a loan, expect to sign a few more papers from your lender. Can’t make it in person for the closing? Don’t fret. With ample notice, we can find workarounds.

When it comes to final payments, you have choices. You can wire the amount directly to the closing agent’s account or bring a bank-certified check. And, to put the final cherry on top, the seller will hand over all property keys and any other essential details.
